Inventory in Bend is up 20% year-over-year—but despite the growing options, we’re not seeing a surge in sales. Why? Buyer hesitation, plain and simple. With interest rates still hovering on the higher end, many buyers are putting their spreadsheets to work, analyzing price per square foot like seasoned analysts and waiting for the unicorn deal. And hey, who doesn’t love a good deal? No judgment here.
That said, I’m encouraging clients to take a more holistic approach to buying—one that’s not just about right now, but about long-term goals, lifestyle alignment, and where you want to be five or ten years from now. True smart buying means seeing the full picture, not just the sticker price.
The truth is: there are real opportunities out there. The sellers listing today aren’t chasing sky-high valuations—they’re navigating real-life changes. Motivation is high, and flexibility often follows.
Each Wednesday, I head to our Sotheby’s meeting to gather real-time insights and local trends straight from the source—my trusted colleagues. Back Up Offers are used to hold your 'place in line' when the property you love chooses someone else... there are two schools of thought: Do it!
