Living in Bend, OR during the fall feels like we are actually living inside of a rainbow. From the red of the maples to the pot of golden leaves, I honestly have to pinch myself sometimes about where we actually GET TO LIVE! If you live here already, congrats, you made a great decision. Here's some interesting housing market data:
 
* New Listings: The pace ticked down again. While normal for October, the overall downward trend makes me question if new listings will climb next spring as we previously expected. The gap between 2025 and 2024 is narrowing.
 
* Inventory: Active inventory has stayed roughly unchanged for 12 weeks now, peaking back on August 1st. This return to normal seasonality, driven by high withdrawals and lower new listings, means inventory is not climbing like it did in the fall of the last three years.
 
* Home Sales: Weekly pending sales in our count are staying about 5% ahead of last year's pace. This is a consistent, positive signal, but not overwhelming.
 
* Home Prices: The Bend median price of new contracts had another small uptick to $739,000, about 1% higher than last year. This resilience could in fact be a function of the withdrawn listings. The homes that would have needed the biggest cuts are no longer in the mix.
 
The takeaway for this month: A high withdrawal rate suggests a lot of frustrated sellers, but surprisingly, it also illustrates future buyers.
 
Boots on the Ground: I have helped 3 sets of buyers in the last 3 weeks compete in a multiple offer scenario. Yes, multiple offers! We even had to engage in an escalation clause which is a strategy to position yourself to win, but also not outbid yourself.... happy to share more on this strategy if you are interested!

October 2025 Bend Stats! Is Data your thing?
 
As noted in the opening greeting, homes for sale are down 10% this month over last. Sales have increased. Median days on market are up.
 
Fall Riding!
 
Now that we are moving towards winter (and I've heard it's going to be a wet and cold one), where do you find your best riding trails?
 
Last weekend we rode up at Masten for a Sunday evening ride. The full moon was rising, the trail was not too dusty and the temperature was perfect. This weekend we rode along the Upper Deschutes. SO PRETTY!
 
I guess it's probably time to hang up the bikes and get on the snow sport equipment, BUT if you had a favorite spot to ride, I'm all ears and ready for adventure!
