Have you ever wondered why home prices don't seem to drop even when the market slows down? It's a phenomenon called "downside stickiness," and it's happening right now in the housing market. Many potential sellers, especially those who bought in the last 3 years are unwilling to sell at a loss. This results in listings being withdrawn and a cap on inventory growth. National inventory hasn't increased in 2 months. This is a stark contrast to last year, when inventory was rising quickly. Now there are only 19% more homes on the market than a year ago, with that growth gap shrinking. The pace of new listings is shrinking. This trend, coupled with elevated withdrawal rates, makes it hard for inventory to grow in the future.
 
While national data shows that while some buyers are waiting for both lower rates and lower prices, the "downside sticky" phenomenon suggests they're unlikely to get both.
