Do you Feel Informed?
My goal as your Real Estate Advisor is to keep you in the know—whether it’s information you absolutely need, or trivia you didn’t know you wanted. Think of these newsletters as your friendly nudge that I’m a full-time Realtor here in Central Oregon, always ready to help you (and your buddies and family too) whenever the opportunity arises.
Have you ever wondered why home prices don't seem to drop even when the market slows down? It's a phenomenon called "downside stickiness," and it's happening right now in the housing market. Many potential sellers, especially those who bought in the last 3 years are unwilling to sell at a loss. This results in listings being withdrawn and a cap on inventory growth. National inventory hasn't increased in 2 months. This is a stark contrast to last year, when inventory was rising quickly. Now there are only 19% more homes on the market than a year ago, with that growth gap shrinking. The pace of new listings is shrinking. This trend, coupled with elevated withdrawal rates, makes it hard for inventory to grow in the future.
While national data shows that while some buyers are waiting for both lower rates and lower prices, the "downside sticky" phenomenon suggests they're unlikely to get both.
Let’s stay connected. You know where to find me—basically everywhere real estate is happening.

We had the pleasure of working with Julie Reber, who represented the sellers in our recent transaction. Julie was professional, communicative, and highly knowledgeable throughout the entire process. She made the experience smooth and efficient for all parties involved, ensuring everything stayed on track and handled with care. We greatly appreciated her responsiveness and dedication, and we would happily work with her again in the future. Highly recommended!

Why Smart Pricing Matters:
Well priced homes create a sense of urgency in the buyer/broker communities to act quickly with strong, clean offers, and often lead to competitive bidding between buyers-which is the most likely way to increase sales price. I know you want to leave nothing on the table. Neither do I. But smart pricing can lead to better options.
Buyers in 'best position since 2020', says NAR
Average values for existing homes are on the rise and the National Association of Realtors has reported a year-over-year 2% increase in deals for July, putting America on track for an annual sales volume of 4.01 million for 2025.
Planting for the future is smart, but sometimes feels lackluster....until things begin to blossom!
This Cala Lily reminded me of the importance of commitment to patience. The timing of decisions and plans won't always be perfect. But the patience and trust to believe that you are making informed decisions with the best of intentions generally results in a blossoming of efforts.
Many friends and clients continue to try to 'time' the market which is a difficult task. I encourage you to instead, plant the seeds and let the blossom organically happen!
