Central Oregon Real Estate Market Newsletter || November 2025
Happy November!
SORRY FOR TWO EMAILS.... the generic Sotheby's email was just sent in error.
This Sky. Who wouldn't want to live here? This photo was taken by a friend with a drone on November 3, 2025. This newsletter is meant to educate and enjoy. All the content is written by me (not AI). I write this each month to include real estate data, local stories, my listings and more. Please let me know if you are interested in different content, I am all ears!
That bend in the river you see above? Yep, that is how this cute 'little' town got it's name; although informally known as "Farewell Bend" up until the 1870's when the post office officiated the name as Bend. The bend in the river was the 'fordable' (or most shallow point) of the river that allowed natives and later, fur trappers (circa 1820's), to cross the river. Construction of the many irrigation canals started in 1901 that now provide beautiful waterways around town that service our large agricultural lands. Have you ever been to the Deschutes Historical Museum downtown? It's worthy of an afternoon visit some day - you'll be impressed by the collection of history they have displayed!
Real Estate!! Here's some interesting housing market data:
Home sales continue to be stronger than last year!
Here is what the latest real-time data for the week of November 17, 2025, is telling us about the US housing market:
Weekly pending home sales continue to come in very strong compared to last year. In this week's count, there were 15% more newly pending contracts started than the same week in 2024. The recent average of weekly pending home sales is coming in nearly 5-8% more sales each week than in 2024.
The market is now seeing more sales than in any November since 2021.
Home Prices are Under Pressure
Even though sales are improving, home prices are still under pressure.
The percentage of active listings that have taken a price cut is still high.
41.5% of the homes on the market have taken a price cut.
The momentum for inventory in 2026 is for continued growth. This implies there is plenty of room for home sales to grow in 2026, but it also means price pressures will continue.
Let’s stay connected. You know where to find me—basically everywhere real estate is happening and beyond!

Julie was incredible. Would easily be six stars if that was an option. Not only was she very friendly And enjoyable to talk to, she was flexible, prompt with communication, and extremely knowledgeable and patient throughout the entire process. 10 out of 10 would recommend. We absolutely will be repeat customers.

Affordable Housing Zoning Sparks Debate at Easton Development in Southeast Bend
In southeast Bend’s rapidly growing Easton neighborhood, a new rezoning proposal is sparking conversation about what kind of growth the city wants — and how residents will live alongside it. A recent report covered a pitch to convert eight acres of commercially-zoned land (originally earmarked for shops, clinics and services) into a 128-unit income-restricted housing complex.

I have created a banner for the Mountain View Football stadium. What do you think? Other tagline options:
Interesting data point here is the days on market (DOM) are WAY up Year over year (Y-O-Y) and from last month. In fact, this is more DOM than we have seen in over 3 years. Cash closings account for about 1/3 of all closings. And as noted in several months of reporting, the months supply of inventory has been steadily decreasing since April (meaning less inventory).
Moms.
I know it's not mother's day, but I want to give a shout out to all the bad *ss mothers out there as we head into the holiday season - our rodeo.
This photo is from a recent gathering of a group of moms who work all football season (and beyond) to ensure that our school, our team, our community feels loved and supported. All of these women have dedicated hundreds of hours to working football concessions, meals, parking, tickets, swag sales, etc. We are a dedicated group of people that simply love our community!!!
AND... GO COUGS!!
After a season of all wins (one loss to Summit 👎🏽) our Mountain View Cougars are headed to the Oregon 5A State Semi - Finals tomorrow night. We wish them the BEST of luck for an amazing season. So proud of my youngest son who was just named All NW Second Team Tight End!
