Happy Father’s Day to all the amazing dads out there!
Raising two boys has taught me a lot about the strength of a man—not just how society defines it, but how it plays out in the everyday rhythm of family life. I have a deep appreciation for the grounding, steady energy men bring to the table… and I love that when my boys are around, they remind me how well protected I am (ha—I'll take it!).
It’s been a few extra weeks since my last newsletter—apologies! Things ramped up in a big way, which, in the world of real estate, is always a good sign. But the busiest part of my business—connecting with you—deserves top billing. So… how are you? How's life? School’s out, grad season is winding down, and summer energy is in the air. Big high fives to all of us doing the work, showing up for our people, and keeping the community strong.
So what’s going on with the market?
April was… sluggish. Between tariff chatter and the stock market’s mood swings, many buyers hit pause. Rates hovered above 7% for several weeks, nerves crept in, and that buyer pool? Frozen. Meanwhile, sellers were still eager to list, which led to a big surge in inventory—up nearly 40%! But with hesitant buyers, that inventory just sat.
Then came May—and a noticeable shift.
Phones started ringing again. Showings picked up. Homes began to move, albeit often slightly under list and with some hefty repair requests. But activity is back, and that’s a great sign. The reality is: markets evolve, and so do I. From Bend to San Francisco and back, I’m always on the move—learning, negotiating, advocating—and dialing in my craft to be the strongest possible asset for you.

June 2025 Bend Stats! Is Data your thing? (I will do last months stats from here forward, giving a better picture of where we are headed based on a review of the last 30 days of data).
Interesting compilation of data that shows we are up almost 29% in Homes sold since April. I am not surprised, nothing happened in April! There are 40% more homes for sale than last month! Inventory is climbing while rates stay in the high 6%'s... this should put downward pressure on sales prices, but the median price is up! Hmmmm.......
Just two more days until my oldest son returns from 5 months in New Zealand. I am beyond proud of this kid who has been playing rugby and learning from the best (literally... he's been coached by Scott Robertson, the head coach of the NZ All Blacks!!)
Jupiter just committed to Queens University in Charlotte, NC with a rugby scholarship. We only have him home for a few weeks and each moment will count. NC is closer than NZ so I'm happy about that! :)
