January 2026 Central Oregon Real Estate Market Report

2026! Let's Go!

The start of a new year carries a special kind of energy. It’s a time for reflection, renewed focus, and thoughtful intention about what lies ahead. As we move into 2026, I want you to know that my commitment to you—my clients and community—remains grounded in care, clarity, and steady guidance, especially when it comes to real estate decisions that truly matter.

Personally, I’m entering the year feeling inspired and balanced. I’m excited to continue growing my Oregon real estate business, deepening my Kundalini yoga practice, supporting the Bend Blues high school rugby program, nurturing meaningful relationships, and staying active through the outdoor lifestyle that makes Central Oregon so special. These pursuits keep me grounded and focused—and they directly shape how I show up for you.

This newsletter will focus on my primary professional goal: helping buyers and sellers navigate the Oregon real estate market with confidence and ease. I spend a great deal of time studying market trends, buyer behavior, and seller strategy so that you don’t have to feel overwhelmed by the noise. My goal is always to make the process feel clear, informed, and well-supported.

2025 presented real challenges—pricing adjustments, cautious buyers, limited inventory, affordability pressures, and rapid changes in technology. Acknowledging those shifts allows us to move forward wisely. Today’s buyers are thoughtful and lifestyle-driven, while sellers benefit most from realistic pricing, strong presentation, and data-backed strategy. Success now comes from preparation and trust—not guesswork.

I take great pride in helping my clients align real estate decisions with their long-term financial goals and personal values. Thank you for trusting me with such an important part of your life. I look forward to walking alongside you this year—answering questions, offering guidance, and helping you move forward with confidence.

Let’s stay connected. You know where to find me—basically everywhere real estate is happening and beyond!

What my clients have to say:

Julie helped us purchase our first home for our family in the Bend, OR area. We had been trying to buy for years and Julie helped us finally piece it all together to make it happen.

As a first time homebuyer, working with Julie put as at ease. She was always very communicative, willing to schedule showings for us, and quick to identify houses that would require too much additional work for our budget or just not be the right fit for our family.

Once we found a house we liked Julie took the time to walk us through the offer and negotiation process and answer our numerous texts/calls to address all of our concerns. Overall we are very thankful to have been connected with Julie for this process!

What will ignite the 2026 real estate market
As we enter 2026, the US housing market stands at a critical juncture.
For buyers, the struggle has been defined by record prices and “decades-high” mortgage rates. Sellers and especially upsizers have faced the “lock-in effect” – a reluctance to trade a low pandemic-era mortgage for a new, expensive one.

January 2026 Bend Stats! Is Data your thing?
Let's break it down: Less homes have sold in the last 30 days, yes, but when compared over the last 60 days, you definitely see that holiday slump. The median price has fallen from $735K in Oct. to $635K by the end of December. Although we sold more this holiday season than last holiday season, the typical decrease in sales and median price is standard.

Family

Holiday season has come and gone. What a whirlwind. I hope you found some downtime to play games, make yummy food, stay in bed just a few minutes longer and celebrate the Winter Solstice as we turn back towards the sun.
I wish GREAT things for you, for us, in 2026!
